Are you thinking about selling your Timnath, Windsor, Fort Collins, Greeley, Longmont, or Loveland house with the help of an agent? There are so many real estate professionals out there that selecting the “right agent” can be a tough choice. I trust you’ll find this post helpful when deciding which agent best fits your needs in Northern Colorado.
Selling your house can seem like a daunting task, which is why many people rely on real estate agents to help them. After all, a real estate agent’s job is to work on your behalf, represent you well, advocate for you, reduce stress, and do everything possible to help sell your house!
It’s estimated in Northern Colorado, that the average person knows between seven real estate agents! So, how can you decide which agent is right for you?
Here are my thoughts about finding the right real estate agent in Northern Colorado:
Finding the Agent Best Suited for You…
1. Ask A Friend
Put the question out there to friends, family co-workers, neighbors, and others you trust to learn which agents are highly regarded. Some people may suggest not working with a particular agent, but may have great things to say about another. Ask those you know and hey, you can even reach out to me at 970.820.0969 and ask for a recommendation! Find out what qualities in an agent cause them to be highly recommended by your network. Once you get input, make a short list and prepare to learn more.
2. Google the Recommended Agents and Their Employing Broker
Search online and look up the real estate agents. Do they have a website? Is the website up-to-date, relevant, and provide insightful content? Does the site contain current listings in the market that allow you to search for a home that meets your criteria?
Does that agent blog and/or post resources to assist current and prospective clients better understand the current market?
Does the agent and brokerage have an online presence depicting that they are actively involved in and giving back to the local community?
3. Check Out Their “About Us” Page
Look at their About Us page on the agent website. What does it say about them? Do they have life experience? Do they share your values and beliefs to the extent you would feel it relatively easy to know them, like them, and trust them? Real estate is a major investment. Are you comfortable allowing this person into your life?
Are there some testimonials on the website that allow you to better gauge the experience others in the community have had when working with this agent?
While you don’t have to agree with a prospective agent on every detail of life, you’re also wise to realize that it may not work best to work with an agent who loves acid rock, if you’re a laid-back country music type 🙂
4. Review And Narrow
Review your findings and narrow the search to a short list of three who look like they may be the best fit and with whom you might enjoy working. Remember, you’ll be looking at houses, talking details, writing contracts, and letting that person into your life. You’ll be investing time together, so do it with an agent you think you would like!
5. Plan for a Free Coffee or Lunch!
Call, text, or submit a request through the agent’s website of each person on your shortlist. Tell them you have an interest in selling and ask them to let you know what services they offer. You’re watching for a few things here, including:
- How quickly do they respond? Real estate deals are time sensitive and you want to know that as a seller, you have the agent’s attention. If they take longer than 24 hours to respond, you may determine they’re not the agent for you!
- What they have to offer. All agents and brokerages are different. For example, at C3, we offer a marketing plan that is outstanding and includes value-add features that are unique. If you want to sell your home quickly and for a good price, you want to know that your agent is all over the marketing piece. Do they offer a CMA, will they promote your property across broad networks for maximum exposure, will they help you set a sales price, will they present your home in the best possible light?
- Do they want to meet in person or just talk over the phone? At C3, relationships are huge, so before anything else, we want to get to know you! By necessity, that means getting together, hearing your story, learning about situation, desires, and dreams. We can do that over coffee or lunch.
6. Make A Choice
Finally, choose the agent who will add the greatest value to you and your specific situation. Once you’ve made your choice, plan on investing 90-minutes together to get the ball rolling, then prepare for a rewarding relationship with your real estate agent as he/she walks alongside you in the journey of getting your house under contract and sold!
Summary
Selling your home is a major undertaking, without question. That’s why now, in this “seller’s market,” is so crucial to have the right agent on your team. Like using the right tool for a specific job, a qualified real estate professional can save you time, reduce stress, maximize sales price, and help you enjoy the process.
