There are a variety of ways to sell your house and many people choose to work with an agent to help them during that process. If you’re considering working with an agent, here are 5 things you need to expect when selling in Loveland, Fort Collins, Greeley, Windsor, Longmont, or any Northern Colorado community… 

5 Things To Expect When Selling With An Agent

#1. Money

A real estate agent is a professional who performs a service for your added benefit. This shouldn’t come as a surprise, and yet some are surprised when they learn that the agent charges a commission for their service… and this commission can be thousands of dollars in some situations! For most, that’s understood because they desire the value-add an agent provides.  Nevertheless, you should anticipate the cost in order to be prepared at closing.

#2. Time

You probably want to sell your house as quickly as possible.  Your agent wants that as well.  However, an agent is at the mercy of what buyers want.  Even the best agents will work hard to find a buyer for your house but they can’t always guarantee that your house will be sold within a certain timeframe.

#3. Showing

For an agent to find the right buyer for your home, they will need to show it to people. Buyers will want to walk through the house, check things out, and decide for themselves if it’s right for them. If you choose to work with an agent, you should expect the agent to arrange showings with buyers and possibly, Open Houses.  That means you will want to leave your house while buyers walk through it.

#4. Unknowns

Agents provide a great and valuable service but the truth is – agents can’t control the process. There are many unknowns influencing the sale of your house. These unknowns include: the number of other sellers selling similar houses, the number of buyers who want to buy, the number of banks willing to lend money for mortgages, the state of the economy in Northern Colorado, interest rates, and the Broncos record !  Okay, I threw that one it for fun, but you get the idea. Though it’s a sellers market for sure at this time, we don’t know when the market will change, so be prepared always, to take into account, the Unknowns.
